# SECTION 21 NOTICE CHALLENGE LETTER

## 1. Notice and tenancy
Martin Ellis, you served Form 6A on 25 April 2025 at Flat 2, 17 Brook Street, Oxford OX1 4RA. My assured shorthold tenancy began on 1 October 2024; I remain in occupation and rent is paid to date. This example applies only if section 21 and Form 6A were in force on 25 April 2025; current law and prescribed forms must be checked before use.
## 2. How to Rent concern
I was not given the prescribed How to Rent guide at commencement or with the tenancy documents. I retain the signed inventory and email bundle from 1 October 2024, which do not contain it. Please check the current statutory requirements rather than assuming this fact alone decides the issue.
## 3. Deposit concern
I paid a £1,100 deposit on 28 September 2024. My records show no protection certificate or prescribed information within 30 days. The transfer receipt and the landlord's 1 October 2024 email are enclosed; please provide any contrary records.
## 4. Request and deadline
Please withdraw the Form 6A notice in writing by 23 May 2025 and confirm that no possession claim will be issued while these matters are reviewed. I will keep paying rent. This is a request to resolve a disputed notice, not a determination that every statutory condition is unmet.
## 5. Evidence, procedure and signature
Enclosures are the tenancy agreement, inventory and email bundle, deposit transfer receipt, and a notice copy. If proceedings are issued, I will use the current prescribed response and court rules; deadlines must be checked on the claim and official guidance. Aisha Khan — signed 9 May 2025.
