# SECURITY SERVICES AGREEMENT

Parties: Crownwatch Security Limited and Brookside Retail Park Limited
## 1. Parties and purpose
Crownwatch Security Limited (Company No. 09990011), an SIA-approved contractor at 3 Dockside Road, Cardiff CF10 4BP, will provide Brookside Retail Park Limited with guarding and patrol services at Brookside Retail Park, 2 Station Way, Bristol BS4 1AA. Crownwatch's operations manager is Tariq Hussain; Brookside's site manager is Molly Grant.
## 2. Scope, price and subject
The service is one SIA-licensed security officer from 18:00 to 06:00 daily, two officers on Friday and Saturday evenings, and a vehicle patrol at 22:00, 01:00 and 04:00. Officers deter and report unauthorised access, protect life and property and call police or emergency services when appropriate; they do not exercise police powers or promise to prevent every loss. The fee is £18,400 plus VAT per month.
## 3. Operating duties
Crownwatch assigns trained, vetted officers with current SIA licences, right-to-work checks, induction and conflict-management training. Officers must wear identification, use only proportionate and lawful force, respect visitors, follow Brookside's radio and lone-worker procedure and never discriminate. Brookside provides a safe control room, lighting, welfare facilities, current emergency plans and a named contact.
## 4. Compliance, records and controls
All incidents, refusals of entry, use of force, injuries, lost keys and police references are recorded contemporaneously and provided to Brookside by the next business day; serious incidents are called through immediately. CCTV access is role-limited and handled under UK GDPR. Safeguarding or modern-slavery concerns must be escalated to the appropriate police, local-authority or other lawful route.
## 5. Term, ending and remedies
Brookside may give written post orders but may not direct an officer to detain, search or use force unlawfully. Crownwatch remains responsible for employment, wages, training, supervision and SIA compliance and must maintain employers' liability of £10 million and public liability of £5 million. Subcontracting needs Brookside's approval and does not release Crownwatch.
## 6. Liability and reservations
Either party may terminate after a material breach not remedied within ten business days, loss of an SIA approval, unsafe premises, insolvency or persistent non-payment. Brookside pays for completed shifts and approved callouts; Crownwatch must ensure orderly handover and return keys and data. Liability for death, personal injury caused by negligence, fraud or unlawful force is unlimited; otherwise it is capped at £2 million.
## 7. Governing law and signatures
England and Wales law governs, without restricting statutory SIA, police, safeguarding or employment processes. Notices may be hand-delivered, posted or emailed as separate permitted methods, with email receipt recorded by the recipient server. Tariq Hussain and Molly Grant sign on 14 October 2029, and the parties acknowledge that this service is not policing or legal advice.
