# SERVICE CHARGE ACCOUNTS REQUEST
Date: 2 October 2033
Parties: Mina Patel and Oakmere Court Management Ltd
## 1. Purpose and parties
Mina Patel, leaseholder of Flat 8, Oakmere Court, Birmingham B15 2TR, writes on 2 October 2033 to Oakmere Court Management Ltd as the management company. She requests the service-charge summary and supporting accounts for the accounting year ending 31 March 2033 under her 99-year lease dated 15 June 2018.
## 2. Facts, scope and terms
The demand dated 15 July 2033 seeks £2,460 for Flat 8, comprising £1,320 for repairs, £720 for cleaning and communal utilities, £300 for buildings insurance and £120 for management. Mina has paid £2,460 under reservation on 28 July 2033; this request is not an admission that every item is payable or reasonable.
## 3. Process and responsibilities
Please provide the statutory summary of relevant costs and the accountant's certificate or other information required by the lease and applicable law, including the total expenditure, the period covered, the landlord or management company's name and address, and the apportionment used for Flat 8. Please also identify credits, reserve-fund transfers and any balancing charge.
## 4. Evidence, records and safeguards
Mina specifically asks for invoices or receipts for the £1,320 repairs, the cleaning and utility schedules supporting £720, the insurance schedule and policy summary, and the management agreement or explanation supporting £120. Personal data of other residents may be redacted, but the documents should remain intelligible and sufficient to test the charge.
## 5. Review, escalation and outcome
Please send the information to mina.patel@example within one month of receiving this letter, or explain in writing any lawful reason for a different timetable and the address where documents can reasonably be inspected. If copying or inspection fees are properly chargeable, please give the amount first; Mina does not consent to an unlimited administrative fee.
## 6. Reservations and practical protections
Mina will keep the demand, payment confirmation and this request. She asks Oakmere to preserve relevant invoices, contracts, meter readings and correspondence, and to correct any arithmetic error. Nothing here prevents consultation with other leaseholders, a tribunal or court, or reliance on any statutory limitation or remedy.
## 7. England and Wales law and completion
This completed fictional request is governed by England and Wales law and does not replace any prescribed statutory form or procedure. Oakmere should treat it as a request by the leaseholder and respond through its authorised officer. Mina reserves all rights, including challenging reasonableness, consultation compliance, contractual recoverability and any missing information.
