# SHARED OWNERSHIP STAIRCASING LETTER

Parties: Amira Khan and River County Housing Association
## 1. Purpose and parties
I am Amira Khan, shared owner of 14 Larch Walk, Hereford HR2 7LT, under a lease dated 1 June 2024. I hold a 40% share and pay rent on the association's 60% share. I wish to staircase to 60%, subject to the lease and the association's procedure.
## 2. Facts, scope and terms
Please confirm the current valuation method, approved valuer list, notice form and whether my lease permits the requested tranche. I understand the purchase price is normally based on current market value, not the original price, and that the final figure may rise or fall.
## 3. Process and responsibilities
I request a valuation inspection and a written cost schedule covering the extra 20% share, valuation fee, legal and mortgage costs, Land Registry fee, any administration charge and rent adjustment. I will not treat an indicative figure as a binding offer.
## 4. Evidence, records and safeguards
I will provide the lease, mortgage lender details, identity evidence and service-charge account information. The association may require arrears to be cleared and may check that the property has no unauthorised alteration. I ask for reasonable time to obtain mortgage consent and independent conveyancing advice.
## 5. Review, escalation and outcome
Completion will require a memorandum or lease variation, payment, lender consent and registration. I understand staircasing may change rent, service charge and resale restrictions; owning 100% is not assumed, and some leases retain restrictions or landlord nomination rights.
## 6. Reservations and practical protections
Please identify the complaint, review or dispute route if the valuation, eligibility or cost is challenged. This letter is an intention to proceed, not an irrevocable purchase contract, and does not waive statutory or lease rights.
## 7. England and Wales law and completion
England and Wales law applies. Please acknowledge by post or email as separate permitted methods. Amira signs on 28 November 2030 and requests that no valuation appointment be treated as completion.
