# SHORT-TERM HOLIDAY LET AGREEMENT

Parties: Beatrice Morgan and Severn Coast Stays Limited
## 1. Parties, property and legal character
Severn Coast Stays Limited (Company No. 12844091), 4 Quay Street, Swansea SA1 1AA, as Host, grants Beatrice Morgan and Daniel Morgan of 18 Fern Road, Bristol BS7 8QJ, as Guests, a temporary licence to occupy Harbour View Cottage, 7 Marine Rise, Tenby SA70 7DL.
## 2. Term, price and financial arrangements
The booking is for seven nights from 10 August 2029 at 4:00 pm to 17 August 2029 at 10:00 am, for two named guests and no more than four visitors at any time. It is holiday accommodation, not the Guests' home; no exclusive tenancy is intended and the arrangement is not an assured shorthold tenancy. A court may still determine legal character from the facts.
## 3. Use, possession and operating duties
The total price is £1,540 including VAT, payable £462 on signing and £1,078 by 10 July 2029. A £300 damage deposit is authorised on the same card and returned within seven days after inspection, less evidenced repair or replacement cost. No fee is charged for ordinary wear and tear.
## 4. Condition, repairs and compliance
Guests must use the cottage only for a private holiday, keep the key secure, observe the 10:00 pm quiet period, avoid smoking and candles, and not hold a party or sublet. Dogs are not permitted; assistance animals will be considered lawfully. The Host may enter for an emergency or with reasonable notice for an urgent repair.
## 5. Notices, default and ending
The Host will provide a clean, safe cottage with working smoke and carbon-monoxide alarms, gas and electrical checks where applicable, and emergency contact details. Guests must report hazards promptly and follow the fire-escape plan; they are responsible for damage caused by their breach but not for the Host's negligence.
## 6. Liability, data and dispute handling
Cancellation more than 42 days before arrival returns payments less a £75 administration charge; 14–42 days retains the booking payment; within 14 days the Host may retain the reasonable loss actually caused, with any avoided re-letting income credited. The Host may cancel for an unsafe or unavailable property and will refund sums paid.
## 7. England and Wales law and signatures
This licence is governed by England and Wales law and the courts of England and Wales have jurisdiction. Notices may be hand-delivered, posted to the addresses above or emailed to stays@severncoast.example; email is a permitted alternative and is received when no delivery failure is returned.
