# SITE ACCESS LICENCE

## 1. Purpose and parties
Sofia Bennett, owner of 9 Hawthorn Lane, Bristol, grants Meridian Build Group Limited a temporary licence over the 1.8 metre side path at 9 Hawthorn Lane so it can render the east wall of 11 Hawthorn Lane, owned by Meridian's client Thomas Yates.
## 2. Facts, scope and terms
The licence runs from 1 September to 14 September 2031, between 8:00 and 17:30 Monday to Friday and 9:00 to 13:00 on Saturdays. Access is on foot and by a small scaffold trolley only; vehicles, storage, smoking and access outside the hours are excluded.
## 3. Process and responsibilities
Meridian pays Sofia £1,200 on signature and a £150 daily occupation charge for each day beyond 14 September caused by its work. It will provide named operatives, a method statement, £10 million public-liability insurance and a competent supervisor, and will protect the gate, planting and paving.
## 4. Evidence, records and safeguards
The parties record the path condition with dated photographs and a plan. Meridian must keep the route clear, control dust and noise, secure tools, notify Sofia of incidents immediately and repair damage within seven days; Sofia will give reasonable access but need not surrender ordinary safe use of her home.
## 5. Review, escalation and outcome
Sofia may suspend access for an unsafe act after speaking to the supervisor. Meridian may request a weather extension, but no extension is effective without Sofia's written confirmation. A joint inspection on 15 September will measure reinstatement, with an independent surveyor used if the parties disagree.
## 6. Reservations and practical protections
The licence creates no easement, tenancy or right to repeat access and does not authorise nuisance, trespass or damage. Meridian remains responsible for subcontractors and its indemnity is limited to losses caused by its negligent or unauthorised use, excluding Sofia's own negligence.
## 7. England and Wales law and completion
This fictional licence is governed by England and Wales law and signed on 16 August 2031. Notices may be delivered by hand, post or email; the signed plan, insurance certificate, payment proof and photographs are retained by both parties.
