# STORAGE FACILITY LICENCE AGREEMENT

Parties: Westmoor Storage Ltd and Isla Bennett
## 1. Parties and purpose
Westmoor Storage Ltd (Company No. 10774420) grants Isla Bennett a personal licence to place household furniture and boxed business records in Unit B14, Westmoor Storage Park, 2 Canal Road, Nottingham NG2 3HQ. The licence starts 16 May 2029 and is not a lease or grant of exclusive possession.
## 2. Scope, price and subject
The monthly fee is £185 including VAT, payable by standing order on the first day of each month; a £185 security deposit is held without interest. Isla may access the unit 06:00–22:00 daily using her access code, subject to fire, security and emergency closures.
## 3. Operating duties
Isla must keep an inventory, use suitable sealed packaging, leave aisles clear and not live, work or allow another person to occupy the unit. She must not store food, animals, firearms, explosives, gas cylinders, corrosives, illegal goods, cash, hazardous waste or anything that creates a nuisance or insurance risk.
## 4. Compliance, records and controls
Isla maintains insurance for her goods and remains responsible for their value. Westmoor maintains building and public-liability insurance but is not an insurer of stored goods. Westmoor is liable for loss caused by its negligence, fraud or deliberate default; liability limits do not exclude what law cannot exclude.
## 5. Term, ending and remedies
Westmoor may inspect on reasonable notice and immediately enter for emergency, safety or suspected prohibited goods. If fees are unpaid, Westmoor gives 14 days’ written notice; it may suspend access and exercise any lawful lien or disposal right only after the notice and applicable statutory process, accounting for sale proceeds.
## 6. Liability and reservations
Either party may end this monthly licence on 14 days’ written notice. Isla removes all goods, returns the code and pays charges on exit; Westmoor returns the deposit within 14 days after inspection less evidenced damage or unpaid fees. The licence cannot be assigned and English law applies.
## 7. Governing law and signatures
Westmoor’s manager Fiona Ellis and Isla sign on 16 May 2029. Notices may be hand-delivered, posted to the facility address or emailed to the designated address; email is a permitted service method and is received on the next Business Day if no delivery failure is shown.
