# EXAMPLE: SUBLEASE AGREEMENT

Parties: Beacon Retail Limited and Copper Kettle Foods Limited
## 1. Parties and subject matter
Beacon Retail Limited (sublandlord) sublets to Copper Kettle Foods Limited (subtenant) the rear 85 square metres of Unit 2, Fallowfield Parade, Leeds LS6 2AB, shown blue on Plan S, from 1 July 2029 to 15 March 2030. The headlease dated 16 March 2014 and landlord consent dated 20 June 2029 are incorporated.
## 2. Financial terms
The subrent is £2,100 per month plus VAT if applicable, payable on the first day, with a £4,200 deposit held by Beacon subject to lawful deductions. Copper Kettle pays metered utilities and its share of waste; no premium is payable.
## 3. Use and obligations
The permitted use is preparation and sale of packaged food during 7.00 am to 9.00 pm. Copper Kettle obtains food, planning, environmental and fire approvals, operates extraction safely and must not create nuisance, overload services or alter structure.
## 4. Consent and management
Copper Kettle keeps the premises clean, repairs its fixtures and complies with the headlease, estate regulations and landlord requirements. Beacon remains responsible to the headlandlord and will use reasonable efforts to enforce relevant superior services, without guaranteeing them.
## 5. Ending and remedies
No assignment, further subletting, sharing, charge or change of use is permitted without the headlandlord's and Beacon's written consent. Any consent, authorised guarantee agreement and registration or notice at Land Registry are conditions where required.
## 6. Legal reservations
Beacon may inspect on 48 hours' notice and immediately in an emergency. Copper Kettle indemnifies Beacon for post-completion breach. Default allows termination only through the lease and law; no self-help eviction is permitted.
## 7. Signatures
The sublease ends automatically when the headlease ends, except for liabilities already accrued. Copper Kettle removes its equipment, reinstates approved works and returns keys.
