# SURVEYOR AND VALUER APPOINTMENT LETTER

Date: 27 March 2029

Parties: Northbridge Estates Ltd and Calder Surveying LLP

## 1. Purpose of this letter

Northbridge Estates Ltd (Company No. 10188543) appoints Calder Surveying LLP of 6 Exchange Square, Leeds LS1 2NE, to inspect and report on 41 Albion Street, Leeds LS1 5AA. The appointment is for Northbridge’s acquisition decision and secured-lending valuation; it is not a structural-engineering design or a guarantee of future value.

## 2. Relationship and facts

Calder will provide an RICS-compliant Level 3 building survey by 10 April 2029 and a Red Book valuation as at the inspection date. The report will address visible condition, roof and external envelope, damp indicators, services observations, legal-access assumptions, comparable evidence and urgent recommendations, subject to reasonable inspection access.

## 3. Request or confirmation

The fee is £3,600 plus VAT, with £1,800 payable on instruction and the balance on delivery. Calder may charge agreed additional time for opening-up, specialist reports or a second inspection only after written approval. Northbridge will provide title information, planning papers, asbestos information and access; Calder may rely on documents without independently verifying title.

## 4. Evidence and scope

Calder confirms the lead valuer, Priya Nair MRICS, has relevant competence and will disclose any conflict, previous involvement or financial interest. The report may be relied on by Northbridge, its named lender West Penn Bank and its solicitors only; no other person may rely without Calder’s written consent and a reliance fee.

## 5. Legal reservations

Calder owes reasonable skill and care and will identify material limitations, inaccessible areas and assumptions. It does not inspect concealed defects, test every service, certify compliance or advise on title, planning or contamination beyond the agreed visual scope. Northbridge remains responsible for decisions and for obtaining specialist advice where flagged.

## 6. Contact and timing

The appointment ends on delivery, but confidentiality and permitted reliance survive. Calder’s liability is capped at £1 million except for fraud, death or personal injury caused by negligence, or liability that cannot lawfully be limited. Complaints follow Calder’s RICS complaints-handling procedure before any court claim.

## 7. Signature and truthfulness

English law governs and courts of England and Wales have jurisdiction. Northbridge’s asset director James Wood and Calder’s partner Priya Nair sign on 27 March 2029. This letter is the complete appointment and is not a valuation certificate, building-control approval or legal advice.
