# TENANCY ABANDONMENT NOTICE

## 1. Purpose and parties
Oakmere Estates Limited is landlord of 10 Birch Street, London, let to Daniel Jones under an assured periodic tenancy. Rent of £1,350 has been unpaid since 1 August 2031, calls and letters have gone unanswered and a neighbour reports no sighting, but Oakmere does not treat those indicators as conclusive abandonment.
## 2. Facts, scope and terms
This notice asks Daniel to contact Oakmere within 14 days and confirm whether he intends to occupy, surrender or arrange arrears. It lists the inspection date, emergency contact and rent statement, and invites evidence of travel, hospitalisation or another explanation.
## 3. Process and responsibilities
Oakmere will make reasonable enquiries and keep photographs, meter readings, returned post and contact attempts. It will not change locks, remove possessions, disconnect services or re-let merely because the notice receives no reply. Any re-entry without a court order carries unlawful-eviction and Protection from Eviction Act 1977 risk.
## 4. Evidence, records and safeguards
If Daniel does not respond, Oakmere will obtain legal advice on a possession claim, including the appropriate notice route, rather than relying on a self-help assumption. Genuine emergency access remains limited to preventing serious immediate harm, with records made.
## 5. Review, escalation and outcome
Any remaining goods will be inventoried and stored under a lawful process, with a reasonable collection opportunity and clear communication. The deposit scheme claim and arrears claim are separate from possession and will not be inflated.
## 6. Reservations and practical protections
Daniel may contact the landlord, propose payment, surrender formally or seek housing advice. This notice is not a notice seeking possession, waiver of rent or admission that the tenancy has ended; it does not authorise harassment or forced entry.
## 7. England and Wales law and completion
England and Wales law governs. Oakmere sends the notice by hand at the property, post to the last known address and email as separate permitted methods on 26 September 2031, recording delivery evidence and reviewing the position before any further step.
