# EXAMPLE: TENANCY RENEWAL AGREEMENT

Parties: Maple Gate Homes Limited and Daniel Okafor
## 1. Parties and subject matter
Maple Gate Homes Limited and Daniel Okafor agree that the tenancy of 22 Alder Street, Coventry CV1 4NB, originally dated 1 March 2027, will continue for a further fixed term from 1 March 2029 to 28 February 2030. The property schedule and inventory remain attached.
## 2. Financial terms
The rent becomes £1,175 per calendar month from 1 March 2029, payable on the first day by standing order. No renewal fee is payable. The parties will check affordability, any statutory cap or rent-control rule and any prescribed notice mechanism before relying on the new figure.
## 3. Use and obligations
The £1,500 deposit remains protected with SecureTenancy Deposit Service, reference ST-55102, and no further deposit is required. The original prescribed information, inventory and landlord's repair contact continue unless replaced in writing.
## 4. Consent and management
Daniel may occupy the property as his private home with one permitted cat and must report repairs, pay utilities allocated by the original agreement, avoid nuisance and obtain written consent for assignment, subletting or alteration.
## 5. Ending and remedies
Maple Gate will maintain structure, installations and legally required safety measures, provide lawful access notice except in emergency and issue current gas, energy and tenant-information documents where required. Licensing and superior-title restrictions remain relevant.
## 6. Legal reservations
The renewal does not waive accrued claims or alter statutory rights. Break, notice, succession, rent review, deposit repayment and possession terms are those in the original tenancy as amended only by this memorandum, subject to mandatory law.
