# TENANT WELCOME LETTER

Parties: Harbour Gate Lettings Ltd and Daniel Okafor

## 1. Purpose and parties

Harbour Gate Lettings Ltd welcomes Daniel Okafor to Flat 12, 6 Kingfisher Quay, Cardiff CF10 4RB. The assured periodic tenancy with landlord Priya Desai begins on 1 June 2033 at £1,450 per calendar month, payable on the first day; it is not a fixed-term assured shorthold tenancy. Managing agent Harriet Cole is the primary contact at 029 5550 2200 and repairs@harbourgate.example; the tenancy reference is HG-33-0612.

## 2. Facts, scope and terms

Daniel paid a £1,450 deposit and the first month's rent of £1,450, totalling £2,900, on 20 May 2033 by bank transfer. The deposit will be protected within the statutory period with the Tenancy Deposit Scheme, reference TDS-883104, and the prescribed information will be served separately. The inventory and photographs dated 20 May should be checked and returned with comments by 27 May; no comment will not prevent correction of an obvious error.

## 3. Process and responsibilities

On handover, the electricity meter in the hall read 018642 kWh and the gas meter in the kitchen read 004981 m³; Daniel should photograph both readings on 1 June and contact his chosen suppliers. Water is metered by Dŵr Cymru at meter WC-441908 beside the front path. The property is Council Tax Band C with Cardiff Council; Daniel should register from 1 June, arrange broadband and obtain any television licence required for his use.

## 4. Evidence, records and safeguards

The emergency contacts are 999 for immediate danger, Cardiff Council's 24-hour emergency homelessness line 029 2057 0750 where relevant, and the agent's out-of-hours repairs number 029 5550 2211 for a serious leak, loss of heating, electrical danger or insecure entrance. The gas isolation valve is under the kitchen sink, the electricity consumer unit is in the hallway cupboard, and Daniel must not interfere with meters or safety equipment. A carbon-monoxide alarm is beside the boiler.

## 5. Review, escalation and outcome

Routine repairs should be reported by email with the room, description, photographs and access availability; urgent issues should be telephoned and then confirmed in writing. Daniel must allow reasonable access on at least 24 hours' notice except in an emergency, keep the flat ventilated, test smoke and carbon-monoxide alarms monthly and report defects promptly. He must not carry out structural, gas or electrical alterations and must seek written consent for adaptations, subletting or a pet.

## 6. Reservations and practical protections

The communal entrance uses fob 12 and the bicycle store uses key B-12; lost keys or fobs should be reported immediately and replacement costs will be charged only where reasonably incurred. Bins are collected Tuesday morning: general waste fortnightly and recycling weekly, from the labelled bay. No parking space is included; the nearby visitor bays are controlled by the management company and must not be treated as Daniel's allocated space.
