# DECLARATION OF TRUST DEED
Date: 13 June 2029
Parties: Oliver Grant, Priya Grant and Elmbridge Trustees Ltd
## 1. Maker and subject
Oliver Grant and Priya Grant declare that the beneficial interests in 16 Rowan Avenue, Oxford OX3 7LP (HM Land Registry title ON224466) are held on the trusts in this deed. Elmbridge Trustees Ltd is appointed as an additional trustee; the legal title is not transferred by this declaration alone.
## 2. Grant of rights or release
Oliver contributed £120,000 and Priya £80,000 toward the purchase price and costs. Subject to repayment of a documented unequal-contribution loan if any, Oliver holds 60% and Priya 40% beneficially as tenants in common. The stated shares are not a declaration that either person owns the other’s legal title.
## 3. Consideration and confirmations
The trustees hold the property for Oliver and Priya in those shares, may collect rent, insure and maintain it, and may sell or refinance only with both beneficiaries’ written consent or as permitted by a court. A trustee must act honestly, keep records, avoid conflicts and account for trust money.
## 4. Continuing obligations
The property is occupied as the beneficiaries’ home. Neither beneficiary may grant a lease, mortgage, charge or licence, or make a material alteration, without the other’s written consent and any required lender, planning or Land Registry consent. Occupation does not change the declared shares.
## 5. Term, termination and remedies
On sale, completion proceeds first pay secured lending, tax, sale costs and properly incurred trust expenses; the balance is distributed 60:40. On death, a beneficial share passes according to the deceased’s estate and applicable succession law, not automatically to the survivor.
## 6. Law and reservations
This deed does not give tax, inheritance, matrimonial or means-tested-benefit advice and does not itself register a restriction or disposition at HM Land Registry. Each person must obtain independent advice. English law governs; the courts of England and Wales have jurisdiction.
## 7. Execution as a deed
Oliver and Priya execute as a deed in the presence of separate witnesses. Elmbridge executes by two authorised signatories. The parties deliver the deed on 13 June 2029, retain the signed original and must cooperate with any Land Registry application or lender requirement.
