# NOTICE SEEKING VACANT POSSESSION

Date: 6 June 2034

Parties: North Quay Homes Ltd and Daniel Okafor

## 1. Purpose and parties

To Daniel Okafor, tenant of 41 Lantern Street, Newcastle NE2 3PJ: North Quay Homes Ltd is the landlord named in the assured shorthold tenancy dated 1 September 2029. This letter dated 6 June 2034 records our proposed request for vacant possession so that the property may be sold; it is not itself a notice under section 8 or section 21 and does not end the tenancy.

## 2. Facts, scope and terms

The written tenancy was for an initial fixed term and continued after that term on a periodic basis, subject to checking the agreement and rent period. Rent is £950 per calendar month, paid on the first day, and the deposit of £950 is recorded as protected with prescribed information said to have been supplied. We invite you to tell us promptly if those records or the current landlord details are inaccurate.

## 3. Process and responsibilities

The landlord would like possession on or after 31 August 2034, but no surrender date is agreed by this letter. If a statutory possession notice is served, its form, notice period, prescribed information, service and available grounds must be checked against the tenancy and law then in force. A court order and, if necessary, a warrant may be required; the landlord must not lock you out or remove belongings without lawful authority.

## 4. Evidence, records and safeguards

Please contact our agent by 20 June 2034 to discuss a mutually agreed surrender, access for a valuation and any reasonable moving timetable. Access will be arranged with proper notice and consent except where the law permits otherwise. We will not condition a lawful payment or deposit return on signing an agreement you have not had a fair opportunity to understand.

## 5. Review, escalation and outcome

If you leave by written agreement, the handover should record the date, keys, meter readings, condition and forwarding address. The deposit will be dealt with through the protection scheme, with proposed deductions supported by evidence and subject to the scheme's dispute process. Any rent due is calculated to the agreed end date, not simply by treating the date of this letter as termination.

## 6. Reservations and practical protections

You should obtain independent housing advice if you are unsure of your rights, face difficulty finding accommodation or receive a formal notice. Keep the tenancy, deposit information, rent statements and communications. We will consider reasonable adjustments and will not rely on an informal conversation as proof that you surrendered the tenancy unless the agreement is clear and lawful.

This completed fictional example concerns England and Wales and is dated 6 June 2034. It is not a possession order, eviction warrant, section 8 notice, section 21 notice, or legal advice. The proposed commercial timetable is 86 days from 6 June to 31 August 2034, but it does not shorten a statutory period or guarantee that the property will be vacant; the parties should verify the current rules before serving anything formal.
