# Airbnb Host and Co-host Services Agreement
Date: 19 October 2026
Parties and reference: Owner/host: Helen Reed, 12 Example Crescent, Bath. Co-host: Fern Stay Services Ltd, 8 Orchard Example Court, Bath, acting through director Maya Cole. Accommodation: the whole two-bedroom cottage at 24 Example Lane, Bath. Airbnb is a third-party platform, not a party or an endorser of this example.
## 1. Term, services and authority
The appointment runs from 2 November 2026 to 1 May 2027. The co-host manages listing information, guest messages, check-in coordination and approved cleaning, using permissions granted through the platform rather than sharing the owner's password. The owner remains the accommodation supplier and approves the listing, guest terms and cancellation policy. The co-host may accept only stays of 2–14 nights for up to four guests at £110–£160 per night; discounts, longer stays, pets or material terms changes require written owner approval. No tenancy, lease or guaranteed return is granted to the co-host.
## 2. Permission and guest safety before listing
The owner must establish title, lender and superior-landlord consents, lawful planning use, any local registration or licensing and appropriate short-stay insurance before bookings open. The parties must record a competent fire-risk assessment and applicable gas, electrical, alarm and occupancy checks, emergency contacts and an evacuation guide. The co-host must suspend availability and notify the owner promptly if a serious safety defect is identified. Calling a stay a holiday does not settle its legal occupancy status, and this private agreement cannot override housing, planning, consumer or platform rules.
## 3. Commission, accounts and expenditure
The fee is 12% of accommodation receipts actually paid to the owner after platform deductions and guest refunds, excluding separately identified cleaning charges, taxes and damage deposits. The co-host is assumed VAT-registered and charges VAT on its fee. For qualifying receipts of £1,200, the fee is £144 plus £28.80 VAT; a separately approved cleaner costs £50 plus £10 VAT. The net owner amount after these two costs is £967.20. The owner's accommodation tax treatment is separate. Monthly statements and fee invoices are due by the tenth working day of the following month. Routine expenditure above £100 needs approval; immediate safety expenditure is limited to £300 with prompt notice.
## 4. Platform payments, refunds and information
Bookings, guest charges, platform fees, damage requests and payout timing remain subject to the platform's applicable terms and the owner's approved guest contract. The co-host cannot promise a refund or deposit deduction contrary to those rules or applicable consumer law. Guest funds are not described as a statutory protected deposit. The co-host records complaints and requests owner approval for discretionary refunds, without delaying urgent lawful remedies. Guest data is used only for the booking and legal duties, shared only as necessary with approved providers, protected with access controls and retained only under a documented lawful schedule; no unrelated marketing is authorised.
## 5. Ending services, responsibility and signatures
Either party may give 30 days' written notice; a serious remediable breach has a 14-day cure period, with immediate access suspension allowed for urgent safety or security risk. Within five working days of ending, the co-host supplies booking records, outstanding accounts and keys, and removes its access without cancelling guest contracts arbitrarily. Existing stays must be lawfully honoured or refunded under the relevant contracts. Each party remains responsible for its own breach and negligence; death or personal injury caused by negligence and fraud are not excluded. English law and the courts of England and Wales apply.
