# Bridging Loan Support Letter — Funds and Exit Evidence
Date: 19 October 2026
Parties and reference: Borrower: Daniel Cole, 9 Park Court, Birmingham B15 2PX. Proposed lender: Example Bridge Finance Ltd, underwriting team. Purchase: vacant investment flat, 16 Example Wharf, Birmingham. Application EXAMPLE-BR-2610.
## 1. Purpose and status of this letter
I support my application for a six-month bridge to buy the stated vacant flat for £200,000, with intended completion on 16 November 2026. It is intended as a rental investment, not my or a family member's home. Please verify the actual occupancy, borrower and security facts and applicable regulatory protections; an investment label alone does not determine whether lending is regulated. This is my factual support letter, not a lender offer, broker advice, solicitor's undertaking, guarantee or authority to release funds.
## 2. Gross debt, deductions and cash contribution
The indicative terms assume gross principal £150,000, a £3,000 arrangement fee deducted at completion and six months' retained simple interest at 1% per month, £9,000. The illustrative net advance is therefore £138,000, not £150,000. Against the £200,000 purchase price, I must contribute £62,000, plus an estimated £1,500 legal and valuation cost, total £63,500 before any SDLT or other transaction taxes and separately identified charges. My solicitor will calculate those additional liabilities and verify sufficient cleared funds before exchange and completion.
## 3. Source of funds and proposed security
I enclose three months of statements showing £80,000 cash savings from accumulated employment income and the related payslips, with sensitive account details supplied only through the solicitor's secure verification channel. No gifted or borrowed deposit is assumed. The lender proposes a first legal charge over the flat, subject to title, searches, valuation and solicitor approval. Any existing charges must be identified and discharged as required; this letter neither creates a charge nor certifies priority. The savings balance is evidence for review, not a substitute for anti-money-laundering checks or a guarantee of final affordability.
## 4. Exit, redemption and downside planning
The planned maturity is 16 May 2027. Under the indicative structure the £150,000 principal remains repayable in full despite the interest retention; early repayment rebates, further interest and redemption costs depend on the final agreement. I propose refinancing before maturity, but the attached 12 October broker indication is not a binding mortgage offer and depends on value, lettability, rent, affordability and title. If refinancing stalls, I will discuss a timely sale with advisers; sale price and timing are uncertain. No extension, refinance or recovery of all equity is guaranteed, and additional default charges or repossession may arise under lawful final terms.
## 5. Verification and signature
Please provide a complete written breakdown of interest, fees, total redemption assumptions, default terms and any weekend or non-business-day payment rule before I commit. The illustrative maturity falls on a Sunday, so the final contract must specify when cleared funds are required rather than silently extending the term. My independent solicitor will review the agreement and security and I will update you about material changes. Signed Daniel Cole, 19 October 2026. Please assess this application independently; no adviser or lender is bound by my projected exit.
