# Compulsory Purchase Compensation Claim — Residential Owner
Date: 19 October 2026
Parties and reference: Claimant: Alice Morgan, now at 6 Example Gardens, Leeds. Acquiring authority: Example Borough Council, Acquisition Team, 1 Civic Square, Leeds. Property acquired: 18 Willow Example Close, Leeds; freehold reference EXAMPLE-FH-18. Order: Example Link Road CPO 2025, plot 14.
## 1. Acquired interest and valuation date
I owned and occupied the whole bungalow as my main home from 1 June 2019 until possession and title passed under the confirmed order and general vesting declaration on 5 October 2026. I hold no remaining land from this acquisition and there is no mortgage to discharge in this fictional example. I enclose the title record, order plan, vesting notice and possession record. Please confirm the statutory basis and agreed relevant valuation date of 5 October; this letter is a compensation claim, not an objection to or challenge to the validity of the order.
## 2. Property value and valuation evidence
My surveyor's 12 October report assesses the acquired freehold at £285,000 as at 5 October, supported by three adjusted comparable sales and the pre-entry condition photographs. The assessment applies the statutory no-scheme principle rather than adding a premium because the authority needs the land. Please identify any disputed comparables or adjustments. No residual-land severance or injurious-affection sum is included because the whole holding was acquired; development value or any scheme-specific direction must be assessed under the rules applicable to this order.
## 3. Itemised losses and non-duplication
The additional sums claimed are removals £2,100, necessary temporary storage £480, utility disconnection and reconnection £300, and reasonable acquisition-related legal and valuation fees £2,400. The enclosed invoices are inclusive of any VAT charged and the costs have not been reimbursed elsewhere. These items total £5,280, making the present quantified claim £290,280. Please consider necessity, causation and mitigation for each item. I do not add the replacement home's purchase price, duplicate professional fees or an unsubstantiated allowance for distress.
## 4. Separate entitlements and advance payment
Please assess any qualifying home-loss payment separately at the rate and limits applicable on displacement, and statutory interest where due; neither is included in the quantified total above. I request an advance on account under section 52 of the Land Compensation Act 1973, supported by the enclosed interest and loss particulars. Your provisional compensation estimate supplied on 14 October is £270,000, so 90% of that estimate is £243,000. This is not 90% of my disputed claim and not an agreed final award. Please confirm the applicable payment timetable, any lawful deduction and any further information reasonably required.
## 5. Negotiation, records and signature
Please acknowledge within 14 days as a requested administrative response, not an invented statutory limitation period, and arrange surveyor discussions. I will supply outstanding evidence and take reasonable steps to limit further loss. No receipt of an advance constitutes full and final settlement unless I separately agree that in writing. Unresolved valuation issues may require the appropriate Upper Tribunal procedure; challenge and compensation time limits differ and must be checked with my adviser.
