# Joint Landlord Agreement

Date: 7 September 2026

Parties and reference: Amelia Reed, 12 Orchard Rise, Birmingham B13 8QP, and Oliver Reed, 8 Millbank Close, Solihull B91 2TF. Property: 24 Hazel Grove, Birmingham B14 7PL.

## 1. Ownership and purpose

We hold the legal title jointly as trustees. Our declaration of trust dated 3 August 2026 records beneficial interests as tenants in common of 60% for Amelia and 40% for Oliver. The house is unmortgaged. This agreement governs our relationship as landlords; it does not transfer ownership, vary the declaration of trust or change any tenant's rights.

## 2. Management authority and tenant protection

Amelia handles tenant correspondence, rent records, deposit-compliance checks and safety-certificate renewals. Oliver obtains repair quotations, arranges agreed works and keeps invoices. Both remain responsible for applicable landlord obligations. Neither may grant a tenancy, change rent, serve a possession notice, borrow against the property or appoint an agent without both owners' written agreement and any required legal process.

## 3. Income, expenses and accounts

Rent of £1,800 per calendar month goes into the dedicated joint property account. Agreed monthly deductions are £150 agent fees, £90 insurance provision and £120 repair reserve: £360 in total. The remaining £1,440 is distributed £864 to Amelia and £576 to Oliver after cleared funds and a monthly statement. Actual costs and reserve use are reconciled quarterly; neither may use reserves personally. Other approved costs and losses are shared 60/40. Each owner handles their own tax reporting; this agreement does not determine tax treatment.

## 4. Repairs and emergency expenditure

Either owner may approve a routine repair up to £300 including VAT within the repair reserve, supplying the other with the invoice. Larger works require two quotations where reasonably practicable and both owners' written approval. Necessary emergency work to prevent injury or serious property damage may proceed without prior approval; the acting owner must notify the other as soon as practicable and account for the reasonable cost. These internal limits must not delay action required by law.

## 5. Disagreement, buyout and sale

A disputed proposal is discussed within 10 working days and, if unresolved, offered for mediation with mediator fees shared equally. An owner wishing to exit gives written notice. A jointly appointed RICS registered valuer assesses open-market vacant-possession value and the effect of any existing tenancy; the report must state its assumptions. After agreed property liabilities and sale-cost assumptions, the other owner has 30 days from receiving the valuation to accept a buyout at the exiting owner's beneficial share. Completion within 90 days requires a conveyancer and appropriate releases. If no buyout is agreed, we consider an open-market sale; neither may unilaterally evict a tenant or force transfer by this clause. Any application under section 14 of the Trusts of Land and Appointment of Trustees Act 1996 remains subject to the court's discretion.

## 6. Notices, review and signatures

Notices are sent to both postal addresses above or by email to amelia.reed@example.com and oliver.reed@example.com; an email is received when acknowledged, not merely sent. Changes require both owners' signed agreement. We review the budget annually and on a material change of tenancy or expenses. England and Wales law applies. Signed by Amelia Reed and Oliver Reed on 7 September 2026.
