# Property Viewing Agreement — Accompanied Visit

Date: 19 October 2026

Parties and reference: Viewer: Morgan Lee, 4 River Court, Reading RG1 2PX. Agent: Fern Homes Ltd, 20 Station Square, Reading RG1 1PX, acting for seller Helen Ward. Property: 18 Example Avenue, Reading. Appointment EXAMPLE-VIEW-1023.

## 1. Appointment and limited permission

An accompanied viewing is agreed for 23 October 2026 from 14:00 to 14:30 with agent Alex Cole, subject to confirmation that the seller or lawful occupier permits access. Morgan may bring one named adult companion after notifying the agent. This is temporary permission to inspect during the appointment, not a tenancy, licence to remain, reservation, exclusive negotiating right or agreement to buy. The agent must confirm access authority rather than treating an owner's sale instruction as unlimited permission to enter an occupied home.

## 2. Conduct and safety

Remain with the agent, follow reasonable safety instructions and do not open private cupboards, move possessions, test services, climb into the loft or take samples without specific permission. No children or pets are planned for this appointment. Tell the agent beforehand about accessibility requirements so a safe alternative can be arranged rather than assuming all areas are accessible. The agent may stop the visit for a genuine safety or consent concern. Each party remains responsible under applicable law for its own acts; there is no blanket indemnity or waiver for injury caused by negligence.

## 3. Photographs and private information

No photographs, video or audio may be taken unless the occupier and agent expressly permit the particular recording. Do not record personal documents, family images, security codes or people without a lawful basis. Any permitted property-only images are for the viewer's private purchase assessment and must not be posted publicly or shared for another purpose without permission and a lawful basis. The agent will explain how appointment contact details are used, the applicable retention period and privacy rights in its separate privacy notice; agreeing to view is not consent to marketing.

## 4. No viewing fee or commitment

No fee, deposit, cancellation charge or commission is payable by the viewer for this visit. Fern Homes acts for the seller, not as Morgan's retained buyer agent, and this form does not appoint it to find a property or prohibit other agents. Any offer is separate and subject to contract and appropriate legal advice; the viewing does not establish condition, value, title or planning compliance. Ask independent surveyors and solicitors to investigate rather than relying on the visit as a structural survey or a guarantee.

## 5. Changes, complaints and acknowledgement

To cancel or rearrange without charge, contact viewings@fernhomes.example.com and quote the appointment reference; the agent will also notify the viewer promptly if permission is withdrawn. Lost property, damage or concerns should be reported promptly with a factual account, without assuming liability merely from attendance. Unresolved service complaints may use the agent's published complaints and applicable redress route. English law and non-excludable consumer rights apply. Confirmed 19 October 2026 by Morgan Lee and Alex Cole for Fern Homes Ltd; neither signature is a purchase contract.
